Should I buy or rent?

It’s the eternal question in real estate: Should I buy or rent?

The answer has never been clearer: BUY

Just this past week, Trulia reported that in 98 of the top 100 housing markets, owning is more affordable on a monthly basis than renting.

There are two major reasons: Home prices are low; and mortgage interest rates are historically low (even with increases this past week!)
Of course, many renters are not in a position to buy. For one, many are not in a position credit-wise to be approved for a mortgage. And, two, most have difficulty saving up for the costs of buying a new home.
Did you know there are lots of government loan programs that make it easier for renters to buy a home?

FHA loans require only 3.5% down payment and seller’s can help with closing costs! PLUS, all the cash to close can be from a gift (ie. Not from the buyers’ savings)!

VA has no down payment and the seller can pay for all cost for closing! Did you know that Maine is one of the top states in Veteran and Reservist population?

Rural Housing has no down payment and cost for closing can either be rolled into the loan or paid by the seller!
